Buying Your First LA Apartment Building in 2026: A Step-by-Step Path

Buying Your First LA Apartment Building in 2026 A Step-by-Step Path

The most accessible path into LA multifamily ownership is an FHA loan on a 2- to 4-unit building where you occupy one unit; current 2026 high-cost FHA limits run up to $2,402,625 on a fourplex in Los Angeles County. The step most first-time buyer guides skip: triplexes and fourplexes have to pass HUD's self-sufficiency test; the rental income has to cover the mortgage on its own, regardless of your personal income. That single rule eliminates more LA properties from FHA eligibility than credit score or down payment ever will, so it needs to happen before you fall for a listing, not after.

Owning a building in Hollywood or Koreatown sounds out of reach on a first-time buyer’s budget, until you realize the loan program most first-time LA multifamily owners actually use isn’t built for single-family homebuyers at all; it’s FHA financing on a small apartment building. The six steps below walk through how that actually works, and where the numbers get harder than most first-time buyer guides let on. buying-your-first-la-apartment-building

Step 1: Decide Between House-Hacking and a Straight Investment Purchase

Your financing options split hard depending on whether you’ll live in the building. Occupying one unit of a 2- to 4-unit property as your primary residence opens the door to FHA and other owner-occupant financing, with down payments as low as 3.5%. Buy the same building as a pure investment, and you’re in conventional or DSCR territory, typically 20% to 25% down.  For a first deal, house-hacking is usually the lower barrier to entry, which is why it’s the default path for most first-time LA multifamily buyers.

Step 2: Know Your FHA Loan Limits and Down Payment Before You Shop

FHA loan limits are set annually by HUD and vary by unit count. For 2026, HUD’s high-cost area limits apply across all of Los Angeles County:
Property Size 2026 FHA Loan Limit (LA County)
1 unit $1,249,125
2 units $1,599,375
3 units $1,933,200
4 units $2,402,625
With a credit score of 580 or higher, the minimum down payment is 3.5%. Below 580, down to 500, FHA still allows financing but requires 10% down.  You’ll also carry both an upfront and an annual mortgage insurance premium for the life of most FHA loans; factor that into your monthly number before you compare it to a conventional quote.

Step 3: Run the Self-Sufficiency Test Before You Get Attached to a Property

This is the step most generic “how to buy your first apartment building” content leaves out entirely, and it’s the one that actually determines whether a triplex or fourplex will qualify at all. Under HUD’s Single Family Housing Policy Handbook 4000.1, any 3- or 4-unit property financed with FHA has to pass a self-sufficiency test. Duplexes are exempt; this only applies to triplexes and fourplexes. The test works like this: an FHA appraiser estimates fair market rent for every unit in the building, including the one you plan to live in.  Take 75% of that total rent- your net self-sufficiency rental income- and it has to equal or exceed your full monthly PITI: principal, interest, taxes, insurance, and mortgage insurance premium. If the property doesn’t clear that bar, FHA won’t approve the loan, no matter how strong your personal income or credit is. In a market where purchase prices run well ahead of in-place rents, this test quietly disqualifies a meaningful share of LA triplexes and fourplexes from FHA financing before a buyer even gets to underwriting their own numbers. Ask your agent to run this math against the appraiser’s likely rent estimate, not the seller’s marketing rent roll, before you write an offer on anything with 3 or 4 units.

Step 4: Pick a Submarket That Matches Your Budget and Strategy

Los Angeles multifamily isn’t one market; it’s a patchwork of submarkets with different price points, rent regimes, and buyer competition. A few starting points for a first-time buyer:
  • South LA is where cash flow tends to be strongest relative to purchase price in central LA, a common starting point for buyers prioritizing self-sufficiency test math over appreciation.
  • Northeast LA, covering Highland Park, Eagle Rock, and Glassell Park, sits mid-tier on price with more upside than fully priced-in Westside submarkets.
  • Gateway Cities in southeast LA County offer lower entry prices, though each city carries its own local rules worth confirming individually.
Rent regime matters as much as price here. Before you tour anything, confirm whether the building falls under the City of LA’s Rent Stabilization Ordinance, a different city’s local ordinance, or the statewide AB 1482 cap, since that determines what you can charge and how you can manage tenants after closing.  Our guide to rent control across LA County, sourced directly from each jurisdiction’s official rules, breaks this down city by city.

Step 5: Underwrite the Deal Like an Investor, Not a Homebuyer

Once a property clears the self-sufficiency test and sits in a submarket that fits your plan, underwrite it the way a multifamily buyer would, not the way a single-family buyer shops:
  • Pull the actual rent roll, not the marketing flyer’s “market rent” projection, and verify it against the appraiser’s comps.
  • Confirm the RSO or local rent control status of the building, since that affects how much you can raise rents on the units you don’t occupy.
  • Budget for vacancy and maintenance realistically. FHA’s 25% vacancy haircut on the self-sufficiency test is a reasonable floor for your own planning, not just a loan qualification hurdle.
  • Get a property condition report before removing contingencies. Deferred maintenance on an older LA multifamily building is common and expensive.
“First-time buyers usually come to me focused on the down payment,” Says Max Berger. “The self-sufficiency test is the thing that actually kills triplex and fourplex deals here, and most buyers have never heard of it until their loan officer breaks the news. Running that math before you write an offer saves everyone weeks.”

Step 6: Get to Escrow With the Right Team

Once you’re under contract, the process runs like any other LA multifamily purchase: appraisal, loan underwriting, inspections, and a close of escrow typically 30 to 45 days out. Having a broker who works FHA owner-occupant deals regularly matters here, since the self-sufficiency test and multi-unit appraisal process trip up lenders and agents who mostly work single-family transactions.

Why a First Deal Benefits From Local, Specific Knowledge

A first apartment building purchase has more moving parts than a first home purchase; loan limits, the self-sufficiency test, rent control status, and submarket selection all interact with each other. Max Berger has spent over a decade helping first-time and experienced LA multifamily buyers navigate exactly this process. Frequently Asked Questions

Most first-time buyers in LA start with an FHA loan on a 22-to 4-unit property, occupying one unit as their primary residence. This allows a down payment as low as 3.5%, far lower than the 20%+ typically required for a pure investment purchase. From there, the process follows the steps above: confirm loan limits, check the self-sufficiency test on 3-4 unit properties, pick a submarket, and underwrite the deal.
