Selling multifamily in Los Angeles now means Measure ULA math, a 3% rent increase cap on RSO buildings, balcony inspection deadlines, and buyers who underwrite every line of your rent roll. Every part of our program exists to turn that to your advantage rather than your problem.
We walk the building, use actual expenses, and review sales comps to arrive at a value range we’re confident in. Most brokers inflate numbers to win the listing. We will never do this.
We model your proceeds on real line items at close, including retrofit costs, transfer taxes such as ULA, title fees, and escrow fees, before we set your list price.
Your building goes in front of active value-add groups, private exchange buyers, and our off-market investor network from day one. Our team built an AI database of every closed transaction in LA County and calls the buyers most likely to purchase yours.
We audit your rent roll, confirm your RSO registration, and handle the full 9A report and all inspection compliance before any marketing ever begins, so that buyers come to the table with nothing left to renegotiate once your building is actually in escrow.
We run competing offers for price and terms, then manage estoppels, buyer diligence, and escrow to funding, coordinating with your CPA and attorney throughout.

Specialized situations
Rent-controlled buildings sell every week in LA, but they sell on their story: where your rents sit against market, and what a buyer can lawfully do about the gap. We document your loss-to-lease, present the vacancy decontrol upside buyers pay for, and position the new 3% cap honestly.
We build out your full replacement criteria while your building is being prepared, coordinate your qualified intermediary before escrow opens, and structure your sale terms around your 45-day identification window, so your reinvestment is planned out, never rushed.
Trustees, executors, and beneficiaries get a dedicated estate sales program: a full date of death valuation, complete rent roll reconstruction, honest as-is positioning, and coordination with your own estate attorney throughout, all at zero upfront cost to the estate.
Send your address, and we’ll deliver a written valuation and net-proceeds analysis within 48 hours.

Testimonials

We sold our Venice Beach multifamily property a few years ago with him about a year ago. The whole process took 42 days, and I was thrilled with how smooth everything went from start to finish. Max Berger and his team were incredible throughout, tough, thoughtful negotiators, all while staying professional and moving forward.

I had a great experience working with Max Berger. I live a San Fransisco and he helped me sell an inherited multifamily property in Echo Park and made the entire process smooth from start to finish. He delivered exactly what he promised and achieved the pricing he told me he could get. I truly appreciate his honesty, professionalism.

Max Berger executed the sale and 1031 exchange of my apartment building to perfection. There were a couple of times during escrow when the deal began to go sideways and looked like it wasn't going to close. I thankfully do not own anymore apartments in Los Angeles but if I did, i would absolutely use Max again to represent me.

About three years ago, we hired Max Berger to sell one of our three apartment buildings in the Miracle Mile area of Los Angeles. He got exactly what we were asking for, quickly, and handled everything very professionally. He sold both buildings in the same professional manner. I would definitely recommend Max Berger!

Max Berger handled the sale of my apartment building in Century City. Max handled them all very well and with a very positive attitude. Max worked very hard to make sure that the property closed even though there were so many problems that we ran into. I would recommend Max Berger for anyone who wants to buy or sell property in LA County.

FAQs
It depends on your specific building, your RSO status, and your financial situation; “now” is always relative. What matters is whether your building is priced correctly for what today’s buyers will actually underwrite, and whether your net proceeds after taxes and fees meet your goals. The market has qualified buyers, and well-priced buildings in good locations are selling. The question is what “well-priced” means for your specific asset.
Your value is driven by net operating income divided by the appropriate cap rate for your submarket and asset class. The inputs matter enormously: your actual rent roll, vacancy, operating expenses, RSO status, and recent comparable sales in your neighborhood. Max provides a free written broker price opinion based on all of those inputs, an income-based analysis built around your actual numbers, not an algorithm estimate.
Most LA multifamily transactions close within 60 to 120 days from listing. Buildings with clean documentation, current RSO registration, confirmed SB 721 compliance, organized rent rolls, and accurate operating statements move faster. Buildings with documentation gaps consistently take longer and close below list, because buyers use those gaps to negotiate.
Measure ULA applies to sales within the City of Los Angeles above the threshold. If your building is in an unincorporated area or an adjacent city, it may not be subject to it. Max models this for you before you set your list price so there are no surprises. Confirm current thresholds and rates for your building’s location.
The regulatory environment. Measure ULA, the RSO, SB 721 balcony inspection requirements, just-cause eviction rules, and relocation assistance requirements all affect how buyers underwrite LA multifamily. These aren’t factors in most other markets. Knowing how they apply to your specific building is what separates a broker with deep LA multifamily experience from one who just holds a commercial license.
If you’ve owned the building a while, your capital gains exposure is likely significant. A 1031 exchange lets you defer those taxes by reinvesting in a like-kind property. The 45-day identification clock starts the moment your sale closes, which is why you want to plan this before you list, not after. Max coordinates with your CPA and qualified intermediary from the start of the process.
