Northeast LA is a mid-tier cluster with two active buyer pools: value-add investors pursuing older stock with rent upside, and owner-users competing for fourplexes. Just over half of Highland Park households rent. Average apartment rents run near $2,200, one-bedrooms in the low $2,000s and two-bedrooms between $2,600 and $2,900, with growth in the 1 to 2 percent range over the past year.
